What does my rent include?

For Martin Court (elderly) rent includes all utilities except phone and cable.

For the Federal program, no utilities are included, but you do get a Utility

Allowance deduction against your income.

How is rent calculated?

Rent on both programs is based on 30% of your net income after appropriate

deductions.  Assets (CD’s savings accounts, etc.) carry a value equal to the

HUD passbook rate (at the time of lease-up) or the actual interest earned.

Preference/Priority categories are as follows:

Elderly, veteran resident; elderly resident, non-elderly, veteran resident;

elderly non-resident and non-elderly non-resident.

When you apply, you will receive a Letter of Receipt with a control number listed.

You MUST refer to this number when you call or visit.  No information will be given without said number.

We have recently re-opened our list and while vacancies are rare, we

will continue to accept applications.

Typically, elderly, veteran residents have about a year’s wait.

Non-elderly disabled veteran residents have about a two year’s wait.

Non-resident applicants may wait as long as seven years.

Turnover is very difficult to predict.

You may call the office to have an application (for either program) mailed to you

or visit the office to pick one up.  Applications will also be placed on this site in the near future.

What kind of housing does the Swansea Housing Authority offer?

We have 64 units of elderly/disabled housing and 6 scattered single family Federal houses.

We also maintain a 689 (group home) which is under contract with the Department of Mental Health.
